Topic: Red Frog Rentals - Updated 8/9/07!

Anna responded to my request to clarify: "To answer your questions. The exploration tours is now a 1 night stay here at Red Frog and we have it once a month so it is only a minimal of the rentals that we are currently getting. The commission for the resort management is %30."

Hello Mick, I hope you are doing well.

As you know it is very hard to give you any accurate numbers since the rental program started 1 month before the strike started so we have been affected by it.

We are preparing a strong marketing strategy which we will launch as soon as we have more villas and amenities. In the meanwhile we have a lot of returning owners, exploration tour clients, a lot of prospect buyers that want to experience Red Frog before buying and also some people that find us through the website.

In average you can put in your blog that the villas are renting an average of 8 days a month( at a daily rate of $380) but again, remember that this number are greatly influenced by our current situation…

We have steady reservations throughout the rest of the year and already many of them for Christmas and New Year.

I would suggest telling any Red Frog associates that you wish to wait until the strike is over when asked to make any optional decisions including signing any rental agreements. Everything seems inconsequential compared to the strike.

From published figures it would apear to take 75 rental days to beak even without paying off a mortgage. Suggest you check with their rental agent ( http://www.sfresidence.com/vacations.htm )to see what their experience is.

Don't go there (grin) that's us! Janis and I were expecting to have a completed villa to rent from inquiries from our real estate website. All we have now is Rights of Possession sand and forest! I would suggest you speak with Ana QuiƱones since she is running the resort operations.

I responed to you by e-mail "off the record" about this item.

Janis Stone is my partner and is a Realtor in San Francisco. We have invested in our Red Frog property and are owners like you. So as owners we are all entitled to referrals for any buyers we bring in.

What we were trying to do was generate referrals to Red Frog using our San Francisco real estate website. Sorry if this caused any confusion. We were not trying mislead anyone that we are associated with the project. I don't think it came off that way, but you never know how people read things.

Why is it nessessary to go off the record?

I do not check Google Mail as it was created only as a requirement to participate in your Google Blog. You are entitled to profit from a sucsessful project. For us other owners, however, facts rather than delusions are the only issue on which to base the soundness of our decisions. Several owners have bailed out over the past several months for reasons that they decided were appropriate to their investment. As long as you do not edit other opinions, your Blog and Red Frog will be sucsessful.

I am not sure I like where this is going, but I'll try one more time. E-mail can sometimes come off as antagonistic so I'll give you the benefit of the doubt.

I went off record so as to not bore the rest of the bloggers. Most of them know who we are and it really was off the topic of Red Frog Rentals.

And to clarify, you didn't create a gmail account for this blog. Google accepts ANY e-mail address to sign up. (notice all the different e-mail addresses on the posts and comments).

As for your remark about owners, WE ARE OWNERS of both a beachfront lot (with a villa to be built), a condo in building 200 and a boat slip. So we are heavily invested, and I resent the insinuation that we are only trying to profit from the development. We were trying to promote the project because we believe in it.

Finally, I have not edited comments from other users. I can't, even as owner of the blog. But I can delete posts which I have done only when comments become personal or inflamatory and not relevant to the blog.

I hope that ends this discussion and gets back to the topics that concern all of us owners.
